Job Summary

The finance analyst role is embedded in the Real Estate team, whose mission is to strategically manage the real estate portfolio via capital investment in new center development and expansions, lease renewals and closures, and market rationalizations.

The primary focus of this position is to perform financial analysis in support of investment decisions on new center development. This is a truly unique opportunity that will allow a financial analyst to be seen as a thought leader and critical business partner on a team. The position requires all the usual strengths of an analyst, but combines it with the opportunity to focus on strategic analysis and development of business cases, working with a variety of qualitative and quantitative information.

Essential Functions

• Develop pro forma models for new centers, creating a thorough, accurate, and well-documented analysis.
• Work closely in a fast-paced environment with cross functional business partners to escalate analytical issues,
• Analyze market variables and existing portfolio financials to develop inputs to new center pro forma, needing to triangulate multiple pieces of data to form an opinion. Present information in a simple, concise, easily audited and easy-to-consume format.
• Based on analysis conducted, develop own analytical point of view regarding new sites, presenting perspective with clear and concise language.
• Lead new center pro forma stakeholder meetings to review analysis assumptions, identify risks/opportunities. Need to actively communicate, assess feedback, and resolve concerns.
• Create business case presentations used by senior leadership to approve new center capital investments.
• Maintain and upgrade real estate investment models.
• Using P&L, review model outputs compared to portfolio results (prior year, versus budget, etc.) to determine model reasonableness.
• Manage data sets utilized in mapping and geospatial analysis software, including centers, customers, competitors and businesses.
• Work on ad-hoc financial modeling as required (typically on existing portfolio scenarios), using standard investment metrics (NPV, IRR, etc.).
• Maintain regular reports on performance of the real estate portfolio and distribute to stakeholders.

Job Requirements

• Bachelor’s degree in Finance, Business, Real Estate, or related field required; MBA degree preferred.
• 2-5 years of experience in finance or real estate investment analysis required, preferably in a multi-unit organization
• Comfortable expressing divergent opinions in a constructive and engaging manner, as well as challenging more senior-level colleagues.
• Experience in developing and/or maintaining, with ability to understand, complex financial models in Excel.
• Experience in real estate market analysis, and/or experience in utilizing more qualitative data to inform analytical positions.
• Strong understanding of and experience with financial analysis, cash-flow modeling concepts, and investment metrics and concepts (NPV, IRR, etc.).
• Ability to effectively manage multiple projects at once, understanding how to prioritize, develop work plans to meet deadlines, etc., while still maintaining accuracy and speed in analysis.
• Strong problem-solving skills, including ability to propose solutions, ask incisive questions, identify root causes.
• Strong analytical skills, including understanding critical issues, not just “crunching numbers”.
• Strong business acumen and ability to communicate financial concepts in terms that others can understand.
• Skills in Alteryx, GIS packages, Cognos, Hyperion and MS Access desirable.
